We have memberships to KAR(Kansas Assoc of Realtors), NAR(National Assoc of Realtors), and the local MLS system, with access to all necessary data to give a true market value of your home. Along with holding a certified residential real property appraisal license with the Kansas Assoc of Real Estate Appraisers.
The appraisal process begins with the appraisal order. From that point we begin our work. We look at any past sales of the subject, the county appraisers office details, etc. We then typically will call to make an appointment for our observation of the subject property. This includes photos of all sides of the home, and a street scene. Then we will come inside where we sketch your homes layout, taking photos of each room. While doing this process we are filing out the form used to write the final report. Different types of loans require different areas to be inspected, for example, an FHA loan will require access to any crawlspace, and attic. The entire observation process typically takes 30 minutes, depending on size of home, basement, basement finish, etc. Once this data is obtained, the appraiser then begins to search for comparable homes. This includes homes from the subjects immediate neighborhood, typically dating back 12 months. The appraiser does his best to recite the most similar sales to the subject property. These sales are then adjusted. Adjustments are derived from the markets reaction. Typically using a process called matched pair analysis. The appraiser then looks at which sales are most similar, required least adjustments, and most readily will compete for the same person looking to buy the subject property. These sales then give a range of prospective value. And based on your home, its amenities, and condition the appraiser then chooses a most likely exact value.
